ECO BEST PRACTICES
At Cahaya Jauhar, we approach each project with the greatest respect for the environment. Our goal is to preserve, enhance and embrace the natural features of the land, taking as little as possible while giving back as much as is practical.
From the moment of groundbreaking, steps and practices are in place to discourage waste and conspicuous consumption. Great care goes into harmonising gardens with architecture, hardscapes and softscapes into a seamless milieu of wellbeing. By embracing nature’s gifts of breeze and light, we are able to lower energy costs in maintenance.
Over and above the functional aspect of landscaping, our signature gardens also fulfill a number of roles:
- Education: each tree and plant is identified and accompanied by interesting facts.
- Preservation: endangered species are given a new lease of life.
- Cooling: natural therapy of proffered shade
- Green lung: provides a balanced eco-system with a definite biodiversity boost for the community
Our team constantly keeps abreast of the latest, newest, greenest technologies available globally so we can offer our clients the best solutions in order to achieve their visions.
COMMUNITY BEST PRACTICES
As a responsible developer, Cahaya Jauhar undertakes to not only build structures of bricks and mortar, but also to create communities and living spaces that bring harmony to our way of life.
Our developments harness the best of our local talents at all stages, from conception to completion and beyond, thus positively affecting the economy. For example, with the rise of Kota Iskandar, the population in the vicinity experienced increased job opportunities, improved road and transport systems and higher visitor traffic. The standard of living changes for the better and this, in turn, impacts upon the state’s and the nation’s economic and even psychological profile.
The government’s presence in Iskandar Puteri has provided a springboard for other developments such as the Puteri Harbour mixed development project, Educity which includes the Newcastle University Medical Faculty and Marlborough College, Legoland Theme Park, Columbia Asia Hospital and the Southern Industrial Logistics Centre.
Culturally, the project has played a major role in the preservation and promotion of Johor’s heritage by bringing Johor’s legacy to life in the region’s first experiential parliament. Kota Iskandar now serves as an example of definitive architecture and project management to institutions of higher learning, other government departments and agencies, visitors and tourists.
INNOVATION BEST PRACTICES
The needs of our clients and the objectives of their visions drive us to explore where none have ventured before. This gives birth to innovative solutions and designs that have achieved recognition in the industry.
Our blueprint for innovation also encompasses the tangible area of value creation. It is a badge of pride that we have generated practical, efficient ways in project and cost management to ensure the successful delivery of each development. For example, the sukuk issued by CJ Capital, a wholly-owned subsidiary of Cahaya Jauhar, was assigned AAA, the highest rating possible, with an average annual yield of 4.93%.
Of note are the first fully-integrated automated solid waste collection and disposal system serving several separate buildings in Malaysia and the first District Cooling System outside greater Kuala Lumpur. These were all employed in the development of Kota Iskandar, the new Administrative Centre of Johor.
